Autonomy and privacy: The format of the complex is designed to create a secluded living environment within a gated territory. Each house has a separate entrance and a private terrace, ensuring conditions for secluded living. Shared functional areas, including a swimming pool and recreation grounds, are situated outside the residential plots.
Integration with the natural landscape: The complex is located in a suburban area where the mountain slopes of Adjara meet the coastline. The building design with panoramic glazing and open terraces provides views of the sea coast, mountain range, and city outlines.
Combining a suburban format with a turnkey service model: The concept of the complex combines the characteristics of secluded private housing with infrastructure service. Technical maintenance, security, management of engineering and utility matters, and upkeep of common areas are handled by a single management company, River Rock Hotels & Resorts.
Property location: The complex is located in the Gonio district, a suburb of Batumi. The properties are built on an elevation surrounded by tangerine orchards and tropical vegetation. Development of resort infrastructure and construction of hotels by major international chains are underway along the coastline of this area.

Service and security: Gated residential grounds with an access control system, 24/7 security, and CCTV cameras. A reception desk, a standalone diesel generator for uninterruptible power supply, as well as individual parking spaces with EV charging stations are planned.

Technical specifications
Building structure: Monolithic reinforced concrete frame with a calculated seismic resistance of at least 8 points. External walls are filled with aerated concrete blocks. A pile foundation with a depth of 30 to 45 meters is treated with waterproofing compounds and bitumen mastics. The first level is faced with natural decorative stone; the second and third levels feature a ventilated facade system with mineral wool insulation and aluminum composite panels.
Engineering systems: Each townhouse features an individual gas boiler, hydronic underfloor heating on the ground floor and in bathrooms, water supply piping, a fire alarm, and an automatic fire extinguishing system. Fiber-optic internet and IP television are connected. Windows are energy-saving aluminum profile systems with double-glazed units.
Apartment types: Three-level townhouses with a uniform layout. The ground floor accommodates a kitchen-living room, a bathroom, a utility room, and access to a private courtyard (patio). The second floor comprises two bedrooms, a bathroom, storage spaces, and a balcony. The third floor includes a third bedroom (or study), a bathroom, and an open scenic terrace.
