Concept and features
Infrastructure: The first three floors of the complex are designated for internal infrastructure, such as a kindergarten, coworking space, mini-cinema, supermarket, gym, and two swimming pools.
Hybrid real estate format: The project combines the technical standards of a permanent residential building and the service of a modern hotel. The building is gas-supplied and equipped with central heating, making it comfortable for year-round living. At the same time, owners retain full freedom to manage their apartments: the property can be used for permanent residence, vacation, and renting out independently or through a management company.
Property location: The complex is being built in the developing New Boulevard area in Batumi.
Immediate surroundings: Within walking distance are the promenade, Lech and Maria Kaczynski Park, Metro City Mall shopping and entertainment center, and several casinos.
Internal infrastructure
Service and security: Each of the three blocks features individual entrance groups, designer lobbies, and independent reception desks. Security is provided by a 24/7 security service and a video surveillance system.
Recreation areas: The project includes landscaped adjoining grounds. A playroom and kindergarten are planned for children. The complex also features billiards, a coworking space, mini-cinema, supermarket, and pharmacy. A dedicated pet walking area is provided for pet owners.
Sports: An indoor swimming pool will be located on the second floor. A fitness center with an area of 541 m² and an adjacent outdoor swimming pool are planned on the third floor. A combined children's and sports playground with a total area of 612 m² operates in the outdoor area.
Technical specifications
Building structure: Earthquake-resistant . External walls and inter-apartment partitions are built from eco-friendly heat- and sound-insulating aerated concrete blocks . The facade system is ventilated, clad with weather-resistant aluminum composite panels .
Engineering systems: Residential buildings are gasified, equipped with a central heating and hot water supply system. 10 high-speed elevators will be installed.
Apartment types: The residential units include studios (with areas starting from 31.9 m²), one-bedroom apartments (1+1 from 51 m²) with built-in dressing rooms and work areas, as well as two-bedroom apartments (2+1 from 62.2 m²). The building structure allows combining multiple apartments.
A construction method in which a load-bearing reinforced concrete frame of columns, crossbeams, and floor slabs is erected, while internal and external walls are filled with lightweight building materials. It is distinguished by strength, durability, seismic resistance, and the possibility of building apartments with open-plan layouts.
