Concept and unique features

• International brand and service: Construction and operation of the project are carried out in partnership with the global hotel chain Wyndham Hotels & Resorts. Service, including 24/7 resident support, concierge service, daily cleaning, maintenance of infrastructure and the complex grounds, is provided in accordance with the brand's international standards.

• Self-contained infrastructure: The internal ecosystem of the building is designed to provide residents with all necessary services without leaving the complex grounds. The complex infrastructure includes a spa center, swimming pools, a gym, restaurants, conference halls, and multi-level parking.

• Architecture and panoramic views: Continuous glazing of the building with decorative facade composite panels provides panoramic views of the sea coast, mountain ranges, the Alley of Heroes, and the historical part of the city.

• Property location: The complex is being built in the Alley of Heroes area, in the center of Batumi.

• Immediate surroundings: Within walking distance of the property are the promenade, House of Justice, three shopping malls (Batumi Mall, Black Sea Mall, Grand Mall), Carrefour hypermarket, UEFA stadium, dancing fountains on Lake Ardagani, supermarkets, restaurants, cafes, and dolphinarium.

• Service and security: The security of the complex will be provided by a 24-hour security service and video surveillance system. The building features a 24-hour reception desk, concierge service, apartment service, transfer, daily cleaning service, 4 floors of parking spaces inside the building, and a dedicated vehicle elevator.

• Recreation areas: The complex provides a spa complex with an area of 293 square meters, including a Turkish hammam, dry sauna, wet steam sauna, cryosauna, and massage room. An aquatic entertainment zone with an area of 260 square meters is planned nearby with an outdoor adult pool, children's pool, and lounge area with sun loungers. Two conference halls with a total area of 93 square meters are provided for business events.

• Restaurants and cafes: On the 4 floor, a panoramic restaurant with an area of 290 square meters, a bar with an area of 169 square meters, and an All-Day Dining cafeteria with an area of 176 square meters are provided. A dedicated phyto-bar will be located in the spa center.

• Building structure: Monolithic frame made of concrete and high-strength steel with a pile foundation 45–55 meters deep. Seismic resistance: 8 points. Alucobond aluminum ventilated facade, panoramic glazing with energy-efficient double-glazed units made of tempered glass. Automatic fire extinguishing system.

• Engineering systems: 4 high-speed elevators (passenger and freight). A concealed centralized dual-zone air conditioning system is responsible for the indoor climate.

• Apartment types: A total of 600 apartments across 40 residential floors. Layouts ranging from 34,2 to 73,9 square meters are available: studios, one-bedroom apartments (1+1), and two-bedroom apartments (2+1).
