Beachfront with private beach: The building is located 50 meters from the sea. An organized beach area with sun loungers and canopies is equipped along the property.
Property location: The complex is located in the resort area of Gonio — a suburb of Batumi on the Black Sea coast. The area is surrounded by the evergreen Lesser Caucasus mountains with subtropical vegetation and is actively developing as a resort development destination.
Immediate surroundings: Gonio embankment, Gonio-Apsaros historical fortress. Batumi International Airport is a 15-minute drive by car, Batumi center is 30 minutes away, and the Turkish border is 5 minutes away.

Service and security: Main lobby and reception area of 273 sq.m, luggage storage, underground parking of 1 634 sq.m. 24/7 reception, concierge service, and daily housekeeping.
Recreation areas: A wellness floor with a usable terrace combines an outdoor pool of 119,3 sq.m, a children's pool of 33,3 sq.m, two indoor pools of 110 sq.m and 37 sq.m, a SPA center with massage rooms, and a relaxation area of 30 sq.m. A garden and a children's area are arranged on the territory of the complex. For business events, a conference hall of 122 sq.m, a meeting room of 104 sq.m, and a business lounge are provided.
Restaurants and cafes: On the ground floor, there are a restaurant of 511 sq.m and a bar of 296 sq.m. An open-air bar with sea views is provided on the rooftop of the building. A wine boutique and cigar lounge are also planned in the complex.
Sports: Gym of 129 sq.m on the wellness floor, equipped with cardio and strength equipment. Swimming lanes are available in the indoor pool of 110 sq.m.
TECHNICAL SPECIFICATIONS
Building structure: Monolithic reinforced concrete frame erected on the principle of a single solid slab. The foundation is built on a beam system 15 meters long using a British-made waterproofing membrane. Vertical elements — columns and shafts — are erected using the Austrian formwork system Ringer; horizontal elements are formed on scaffolding and reels of the European brand PFEIFER. The facade includes panoramic glazing facing the sea with glass balcony railings and aluminum sliding systems. The lower floors are clad with decorative aluminum composite panels, and the upper part of the facade is finished with porcelain stoneware tiles.
Engineering systems: Central air conditioning system is provided in all rooms. The engineering equipment of the complex complies with the standards of a 5-star Rotana hotel.
Room types: A total of 546 rooms, 22 rooms on each floor. Five formats are available: standard Twin from 29,7 sq.m, standard King from 29,4 sq.m, ADA King 64,7 sq.m, Junior Suite from 49,5 sq.m, apartments with a separate bedroom 1 Bedroom from 66,1 to 101 sq.m. Rooms on floors 3–18 have terraces; on floors 19–25 — balconies with sea and mountain views. The interior is designed according to Rotana Brand Interiors standards combining modern design with ethnic elements.
