Concept and unique features

• Architecture: the building facade features flowing lines seamlessly integrated into the coastal landscape — the concept was developed jointly with the SPECTRUM design and construction bureau.

• Location: the complex is located in the Green Cape area — a suburban low-rise development zone, 50 meters from the Black Sea coastline. The area is characterized by mountain air combined with a sea breeze.

• Building structure: Monolithic reinforced concrete frame with fiber reinforcement in the concrete. Ventilated facade system with Alucobond aluminum composite panels. Glazing is made of Schuco aluminum profiles with low-emissivity double-glazed windows. Roto fittings. Balconies feature vertical greening.

• Engineering systems: 10 passenger elevators, 2 service elevators, and 1 restaurant elevator manufactured by KONE. Centralized Daikin VRF air conditioning system provides precise climate control with energy savings. Centralized heating and hot water supply from a private gas boiler room, with individual meters in each apartment. Geberit plumbing systems reduce water consumption. Built-in ventilation ducts in the Schuco window profile ensure controlled air exchange with closed windows.

• Apartment types: Total of 765 apartments. Studios (from 34,5 to 45,2 sq.m), one-bedroom apartments (1+1 from 49,3 to 65 sq.m), and two-bedroom apartments (2+1 from 79 to 147,5 sq.m) are offered. Each apartment features an individual layout, terrace, and floor-to-ceiling panoramic glazing. Ceiling height on residential floors is 3,6 meters.
